Delta County

Delta County real estate consists of primarily single-family private homes and townhouses spread across the county. There are quiet neighborhoods in the town of Delta, the county seat, where you can find smaller houses for sale with one or two bedrooms that make for an ideal starter home. There are also larger homes for sale with three bedrooms or more that work for growing families and anyone who needs a little extra space. Around the county are several rural areas with sprawling farmland, ranches, homes, and commercial businesses. Towns in Delta County include Cedaredge, Hotchkiss, Orchard City, and Paonia, and unincorporated areas Austin, Cory, Eckert, and Lazear. Lots of places to live! Each comes with its own distinct character and charm.

Delta is the largest city in Delta County. Mesa County borders Delta County to the northwest, Gunnison County to the east, and Montrose County to the south. The county has a population of approximately 32,000 residents. Most of the homes for sale in Delta County are in and around Delta, or along Road 65 heading north from Delta, through Orchard City, and all the way to Grand Mesa. Homes for sale in Grand Mesa are more remote. In the wilderness, there are other remote homes further to the northeast, north of Paonia and Bowie.

There are also homes near Paonia and Bowie, along Road 133, and additional residences to the south on Road 92 near the Needle Rock Natural Area. In the south part of Delta County, many residents choose to live in Crawford because of its proximity to Crawford State Park and the beautiful lake there. Many well-established homes have been kept nice or recently remodeled. Houses for sale in the area can be affordable - around $250,000 for a three-bedroom home - or more elaborate, priced over $1 million. Larger homes have additional land and outbuildings or offer exceptional views or water access.

Established homes conveniently located close to shopping, dining, schools, the post office, and entertainment can be found relatively easily. Many homes have three bedrooms and one or two bathrooms and have been recently renovated. These residences have an open living and dining room, with an office, large kitchen, family room/den, and a porch. Enjoy mature landscaping with lilacs, fruit trees, and peonies. There is also property available with outbuildings or a shed to have livestock or a shop. It can be the perfect opportunity for someone who wants to try farming or ranching or start or grow their own business.

Neighborhood highlights:

There are several national protected areas in Delta County, including the Dominguez Canyon Wilderness. Grand Mesa National Forest, Gunnison Gorge Wilderness, and parts of the Dominguez-Escalante National Conservation Area and Gunnison Gorge National Conservation Area.

Delta County has two state-protected areas: Crawford State Park and Sweitzer Lake State Park. It is also home to a few marked trails and byways: American Discovery Trail, Crag Crest National Recreation Trail, Old Spanish National Historic Trail, Grand Mesa Scenic and Historic Byway, and West Elk Loop Scenic Byway.
