Are you looking for real estate or homes for sale in San Juan County? Colorado's San Juan County is one of the state's smallest counties in both area and population. But what it lacks in size is more than made up of stunning beauty and affordable real estate. San Juan County only has a population of around 700 residents but has the highest average elevation of any county in the United States at more than 11,000 feet.
Silverton is the only incorporated town in San Juan County. It is the county seat. There are a few other smaller, unincorporated communities, such as Howardsville, Middleton and Needleton. Most of the real estate for sale is located inside the city limits of Silverton, although a few rural properties and vacant lots are available outside of it.
Properties for sale in San Juan County vary in price. You can find a more affordable two-bedroom, one-bath home with about 1,000 square feet of living space in the heart of Silverton from $375,000 to $489,000. There are also larger, well-kept houses with three and four bedrooms and about 1,500 square feet of living space for approximately $550,000. More prominent residences with three bedrooms and more than 2,300 square feet are in the $1 million to $1.3 million range.
Silverton also has several properties near the town center that are perfect for starting your own business. You can find commercial properties near Old Town Square with more than 5,000 feet of retail and living space for around $1.6 million. It is located in Silverton's highest foot-traffic area, with a ground-floor retail space and a two-bedroom condominium on the second floor.
Another commercial opportunity is on Greene Street in the town core. A four-bedroom hotel/vacation second-floor rental is available, with three retail businesses occupying the ground floor. The building sits on a commercial lot and includes soaking pools and a new roof for approximately $1.6 million.
The Canyon View Hotel offers 10 rooms (three kings and seven double rooms) and more than 8,000 square feet of living space for $1.9 million just down the street. The motel covers six city lots, includes parking, and has room for expansion. You can use the units as apartments or long-term rentals.
Regional Highlights:
San Juan County is surrounded by Ouray County to the north and San Miguel County to the northwest. Dolores County is directly west, while LA Plata County and Montezuma County are to the south and southwest, respectively. Hinsdale County is due east.
The main highway through San Juan County is U.S. Highway 550. The section of road from Ouray to Silverton is often called the Million Dollar Highway for its absolute beauty. The road has steep cliffs, narrow lanes, hairpin turns and sweeping panoramic views.
San Juan County has several National Protected areas, including the Rio Grande National Forest, San Juan Forest, Uncompahgre National Forest and the Weminushe Wilderness. Other protected areas include the Silverton National Historic District, the Shenandoah-Dives (Mayflower) Mill and the Durango-Silverton Narrow-Gauge Railroad National Historic District.
San Juan County has a rich history of gold and silver mining. The Sunnyside silver vein by Hurricane Creek was one of Colorado's most productive and longest-operating silver mines. Gold was discovered in San Juan County in 1882.
